IRR Calculator for Periodic Cash Flows
Use IRR when cash flows occur at equal intervals.
Enter cash flows with their actual dates to solve an annual return using Actual/365 timing. Some cash-flow patterns have no unique result, and solutions outside the stated search range are not reported.
XIRR measures a money-weighted annual return from dated cash flows. Unlike a simple profit percentage, it recognises that money received earlier and money paid in later have different time exposures.
Include all external investments and receipts relevant to the measurement. For an investment still held, a terminal valuation must be represented as a receipt on its valuation date.
The engine sorts dated flows, combines amounts on the same date and measures elapsed days on an Actual/365 basis. Leap days affect elapsed days without changing the 365 denominator.
The solver looks for a rate at which all discounted positive and negative cash flows sum to zero. It reports absent or multiple solutions rather than choosing a favourable root silently.
Sample inputs demonstrate the method. They are not a forecast or product offer.
The first example pays out 1,000 on 1 January 2026 and receives 1,100 exactly 365 days later. A 10% annual rate discounts the receipt back to 1,000, so the net present value is zero.
Sample inputs demonstrate the method. They are not a forecast or product offer.
The annual result weights both the size and timing of your contributions. It is not a time-weighted return that removes the effect of investor cash-flow decisions.
A cash-flow pattern may have no unique solution within the stated search interval. An error in that situation does not authorise removing inconvenient flows; consider NPV at an explicit discount rate instead.
Calculate a money-weighted annual return from dated cash flows, with checks for absent and multiple solutions.
Search domain: −99.9999% to 99,999,900%. A solution outside it is not reported; cash-flow timing matters.
