Weighted Rent Split Calculator
Split the agreed rent among occupants using chosen weights.
Calculate average rent after the concessions in a stated lease and compare it with the quoted monthly rent. The result does not set legal rent limits or treat a refundable deposit as a cost.
Net effective rent spreads stated concessions across the whole lease. It helps compare a quoted monthly rent with an incentive-adjusted average, while showing non-refundable tenant fees separately from the rent itself.
Multiply quoted monthly rent by contract months less free-rent months. This leaves the amount payable before any separate cash concession.
Apply the cash credit once. The resulting contract rent is spread across every month of the contract, including free months.
Net effective monthly rent excludes non-refundable fees. A second monthly average includes those fees, and the total-cost result shows the complete amount entered.
Sample inputs demonstrate the method. They are not a forecast or product offer.
The first example charges €1,000 for eleven of twelve months, then deducts a further €200 credit. Contract rent is €10,800, averaging €900 monthly. Adding €120 non-refundable fees gives €10,920 total cost, or €910 per month.

Effective rent is an average, not necessarily the amount paid each month. The lease can still require the full quoted rent in paid months and zero in the specified free period.
The difference between effective rent and fee-inclusive occupancy cost identifies the effect of the separate charges. Both use the same contract-month denominator.
Not necessarily. It is an average across the contract; the actual payment dates follow the lease.
